It’s just south east of that intersection and has a bunch of good places to raid next door - metalworking factory, mechanic, and electrical for example. Whole area is pretty sealed off with high fences and only has a few entrances.

The surrounding area has a lot of good supplies, and the fences provide a good way to secure your base once the industrial park is cleared.
